About Registry99
Registry99 exists for one question: what a property registry in Madhya Pradesh actually costs. It sounds like an easy question, but nearly every answer on the internet gets it wrong.
Most calculator sites say 10.5%. The Department's own chart lists five components on a sale deed — 5% principal stamp duty, 3% municipal duty, 1% janpad duty, 0.5% upkar and a 3% registration fee — which come to 12.5%. On a ₹50 lakh property that two-percent gap is one lakh rupees, and you discover the shortfall standing at the counter.
Where the figures come from
The rates come from the notified Collector Guideline — 4,592 locations in Indore and 2,179 in Bhopal so far, each with sixteen categories, with the rest of Madhya Pradesh being added district by district. The fee percentages come from SAMPADA 2.0's own fee detail and from the Department of Registration and Stamps chart, on the copy stamped 09 September 2025.
Where we could not find a figure in a Departmental source, we do not guess it. The valuation adjustments SAMPADA applies — road frontage, corner plots, the floor of a multi-storey building, the age of construction — are not published as percentages anywhere. So we name them and send you to SAMPADA for the certified valuation.

The figures here come from the Department's published sources and are for your information. Confirm the amount on SAMPADA 2.0 or at the sub-registrar office before you pay anything.

If a figure looks wrong, or your location is missing from the list, tell us. Being right is the entire point of this site — a wrong number left standing here would be the worst failure it could have.
