Government rates for Indore and Bhopal, and what a registry actually costs
Look up the notified Collector Guideline rate for your colony, and see every fee a registry attracts, line by line — the same figures the Department itself publishes.
Registry charges — example
on a ₹50 lakh propertyMost sites say 10.5%. The Department says 12.5%.
The fee detail for a sale deed on SAMPADA 2.0 lists five components. Sites quoting 10.5% leave out the janpad duty and the upkar. Two percent on ₹50 lakh is one lakh rupees — and you find the shortfall at the counter.
| Component | Rate | On ₹50 lakh |
|---|---|---|
| Principal stamp duty | 5% | ₹2,50,000 |
| Municipal duty | 3% | ₹1,50,000 |
| Janpad duty | 1% | ₹50,000 |
| Upkar (cess) (10% of the principal stamp duty) | 0.5% | ₹25,000 |
| Registration fee | 3% | ₹1,50,000 |
| Total payable | 12.5% | ₹6,25,000 |

All of Madhya Pradesh, one district at a time
Each district notifies its own guideline, and it has to be read in full before it goes up. So we add one district at a time, never half of one.
Your district not here yet?
Indore and Bhopal are loaded so far. The rest of Madhya Pradesh is being added district by district. Tell us yours and you will hear first.
