Registry in a woman’s name in MP 2026: 10.5% vs 12.5%, the saving and the conditions

25 September 2026

In Madhya Pradesh a registry in a woman’s name pays 1% registration instead of 3% — 10.5% in all, against the usual 12.5%. On ₹50 lakh that saves ₹1 lakh.

What the concession is, in one line

If a sale deed is entirely in the name of a woman or women, the registration fee in Madhya Pradesh is only 1% instead of 3%. Stamp duty and the other heads do not change. That brings the total from 12.5% down to 10.5%.

The concession is on the registration fee alone, not on stamp duty — so the saving is exactly 2%.

Side by side — normal vs a woman’s name

The five heads on a sale deed, and how they change for a registry in a woman’s name:

Government stamp duty 5% — unchanged
Urban body charge 3% — unchanged
Janpad charge 1% — unchanged
Cess (upkar) 0.5% — unchanged
Registration fee 1% instead of 3%
Total 10.5% instead of 12.5%

The saving on ₹50 lakh — a worked example

On a ₹50 lakh sale, a normal registry costs 12.5% — ₹6,25,000. The same deal entirely in a woman’s name costs 10.5% — ₹5,25,000.

That is a straight ₹1,00,000 saved, simply from the name on the deed. The larger the amount, the larger the saving.

To see both figures on your own amount, open the registry-charges calculator below and pick the “all buyers are women” option.

Conditions — when it applies, when it doesn’t

The concession applies only when the whole deed is in the name of a woman or women. A joint name with a man does not qualify — even if the woman’s share is larger.

In SAMPADA 2.0 the calculation shows this as “all buyers are women?”. If in doubt, confirm against the current notification at the sub-registrar’s office or on SAMPADA, as the terms can change from time to time.

A normal sale registry in Indore or Bhopal still costs 12.5%. Use these to see the exact figure for your location:

Common questions

Is stamp duty lower too?

No. The concession is only on the registration fee — 1% instead of 3%. Stamp duty stays at 5%, so the total saving is 2%.

Do we get the concession if it is in both husband and wife’s names?

No. A joint name with a man does not qualify. The whole deed must be in the name of a woman or women.

How much do we save on ₹50 lakh?

About ₹1,00,000 — because it is 10.5% instead of 12.5%. The saving rises in proportion to the amount.

Can Registry99 do this registry for me?

No. Registry99 is a private information website, not a government department. The registry happens only at the sub-registrar’s office; we only explain the rates and the cost.
